CHECK-IN/OUT:
Check-in time is after 4pm and check-out is 10am. No early check-in or late check-out. Bags may be left by prior agreement of the management.

Guests are asked to vacate the property before 10am on the day of departure. We will automatically start entering the property from 10.30am. Late check-out over 30 minutes will incur charges of £75 per hour.

SMOKING/VAPING:
The Coach House is a NON SMOKING property. Smoking and vaping is not permitted anywhere within The Coach House.

Smoking is only permitted outside, away from any open doors or windows.
If any guests wish to smoke, we request that you dispose of all cigarette ends etc. in the ashtray provided and empty this daily into the general waste bin outside (do not throw cigarette ends on the grass/ drive/ patio).

Guests who do not abide by the smoking rule will be asked to vacate the property without reimbursement and forfeit their security deposit.

PETS:
PETS are not permitted within The Coach House or on site.
Guests that flaunt this rule and bring pets will be asked to vacate the property without reimbursement and forfeit their security deposit.

SHOES:
It is advisable to bring slippers with you, as we request that all guests remove their shoes when entering the Coach House.

NO SHOES are to be worn upstairs within The Coach House.

CANCELLATIONS:
A seven (7) day notice is required for cancellation. Cancellations that are made more than 7 days prior to the arrival date will incur no penalty. After 7 days a charge of 50% of the accommodation fee (excluding security deposit & cleaning fee) will be charged.

Guests wishing to cancel or change the duration of their booking more than 12hrs after CHECK-IN will not be reimbursed. Early departure does not warrant any refund of rent.

MAXIMUM OCCUPANCY:
Under Scottish Short Term Letting licensing law, The Coach House has a MAX occupancy limit of 4. All guests, of any age, must be counted within the occupancy of your letting, including infants.

A maximum of two adult guests per room.

Guests bringing very young children, who may need to sleep in the same room as parents/guardians, will need to bring their own cots or inflatable beds, as these are not provided.

An additional charge of £30.00 per person per night will be charged to bookings over the ‘base rate’ occupancy of 2 guests.

MINIMUM STAY:
This property requires a three (3) night minimum stay. During HIGH SEASON Longer minimum stay of 7 nights may be required. If a rental is required for less than the seasonal minimum number of nights, the guest will be charged the the full price of the SEASONAL MINIMUM NIGHTS (3 OR 7 nights minimum).

INCLUSIVE FEES:
Rates include a weekly linen & towel setup. Facilities fees are included in the rental rate.

NO DAILY HOUSEKEEPING SERVICE:
While linens and bath towels are included in The Coach House, daily maid service is not included in the rental rate. However, it is available at an additional rate, this service needs to be booked at least 30 days prior to your arrival date. We do not permit towels or linens to be taken from the property, guest removing towels or linens will forfeit their security deposit.

PROPERTY RATES AND PRICING:
The rates you are charged for your booking will not change once your booking is confirmed. However, we reserve our rights to change our pricing structure on unbooked dates without notice.

Guests are charged a £150 security deposit on all bookings. The deposit is taken 1 day prior to check-in and released 14 days after check-out. We reserve the right to withhold or make a claim on a security deposit if:
-Guests cause structural damage to The Coach House or damage beyond normal wear and tear.
-Guests fail to notify management of any breakages.
-Guests vacating the Coach House in an untidy / dirty state which requires a longer than usual clean.
-Arrive at the Coach House with pets (of any kind).
-Guests who smoke or vape within the Coach House.
-Late departure.
-Guests removing towels, linens and supplied toiletries from the Coach House.
-Abuse the facilities in any way.

FALSIFIED BOOKINGS:
Any booking obtained under false pretence will be subject to forfeiture of advance payment, security deposit and/or rental money, and guests within that party will not be permitted to check-in.

PARKING:
Parking is limited to two (2) vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted.

WATER AND SEPTIC:
The Coach House is on a private water and septic systems. The mineral content in the water is high. The septic system is very effective; however, it will clog up if improper material is flushed.

DO NOT FLUSH anything other than toilet paper. No feminine products or ‘barrier method’ contraception should be flushed at anytime. If it is found that prohibited products have been flushed down the toilet and clog/obstruct/enter the septic system, you could be charged damages of up to one thousand pounds (£1000).

INSURANCE:
It is your responsibility to take out adequate travel insurance to cover the duration your trip.

IN ADDITION:
You agree during your stay that the following provisions are met:
-No damage is done to property or its contents, beyond normal wear and tear.
-No illegal activity, pets or collection of rents or services rendered during the stay.
-All debris, rubbish and discards are placed in rubbish bins, and soiled dishes are placed in the dishwasher and cleaned.
-When you are off-site, all keys are left within the key safe (by front door) and The Coach House is left locked.
-No linens are lost or damaged.
-The renter is not evicted by the owner (or representative of the owner) or local law enforcement

Failure to abide to the terms above may result in additional charges to cover any damages or fees incurred by the management.

WRITTEN EXCEPTIONS:
Any exceptions to the policies mentioned above must be approved in writing in advance.

AGREEMENT OF TERMS:
On booking with The Coach House, you are agreeing to the terms as set out in this document.

MANAGEMENT:
Soilzarie Ltd is the management company enlisted to handle and manage the operation and reservations for The Coach House at Soilzarie Estates. SOILZARIE LTD (SC815970) is a company registered in Scotland, UK.
