ADDRESS:

CHECK-IN/OUT:
Check-in time is after 4 pm and check-out is 10 am. No early check-in or late check-out. Bags may be left with prior agreement of the management.

SMOKING:
This is a NON SMOKING property. Smoking is not permitted within the Coach House, Guests may smoke outside within the designated smoking area and must dispose of all cigarette ends within the outdoors bin provided.

SECURITY DEPOSIT:
A security/damage deposit of £150 is required with all bookings. This must be received at least fourteen (14) days prior to your stay at the property. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met:

- No damage is done to property or its contents, beyond normal wear and tear.
- No charges are incurred due to illegal activity, pets or collection of rents or services rendered during the stay.
- All debris, rubbish and discards are placed in rubbish bin, and soiled dishes are placed in the dishwasher and cleaned.
- All keys are left within the key safe (by front door) and unit is left locked.
- No linens are lost or damaged.
- The renter is not evicted by the owner (or representative of the owner) or local law enforcement

PAYMENT:
An advance payment (Booking Deposit) equal to 50% of the rental rate is required within 7 days of booking. The advance payment will be applied toward the rent. The remaining BALANCE OF RENT is due a minimum of fourteen (14) days before your arrival date. All payments are to be made in £ /GBP.

CANCELLATIONS:
A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment and reservation deposit. Cancellation or early departure does not warrant any refund of rent.

MONTHLY RESERVATION CANCELLATIONS:
Monthly renters must cancel thirty (30) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (14) days prior to check-in.
MAXIMUM OCCUPANCY:
The maximum number of guests is limited to six (6) persons. An additional charge of £25.00 per person per night for guests in addition to the confirmed number of guests booked.

MINIMUM STAY:
This property requires a two (2) night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than two nights, the guest will be charged the two-night rate.

INCLUSIVE FEES:
Rates include a weekly linen & towel setup. Facilities fees are included in the rental rate.

NO DAILY HOUSEKEEPING SERVICE:
While linens and bath towels are included in The Coach House, daily maid service is not included in the rental rate. However, it is available at an additional rate, this service needs to be booked at least 14 days prior to your arrival date. We do not permit towels or linens to be taken from the property.


PROPERTY RATES AND PRICING:

FALSIFIED BOOKINGS:
Any booking obtained under false pretence will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

WRITTEN EXCEPTIONS:
Any exceptions to the policies mentioned above must be approved in writing in advance.

PARKING:
Parking is limited to two (2) vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted.

WATER AND SEPTIC:
The Coach House is on a private water and septic systems. The mineral content in the water is high. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to two hundred pounds (£300).

INSURANCE:
It is your responsibility to take out adequate travel insurance and cover for the duration your trip.

IN ADDITION:
- You agree during your stay that the following provisions are met:
- No damage is done to property or its contents, beyond normal wear and tear.

- When you are off-site, all keys are left within the key safe (by front door) and The Coach House is left locked.
- No linens are lost or damaged.
- The renter is not evicted by the owner (or representative of the owner) or local law enforcement

HOUSE RULES:
The important thing is we want you to feel welcome and relaxed during your stay, so you enjoy your time with us and exploring the surrounding area.

We take great pride in ensuring that the Coach House is very well presented and clean before you arrive. Therefore, we ask that all guests treat the Coach House with respect and leave it as you found it.
- Pets are not permitted within the Coach House or on site. Guests that flaunt this rule and bring pets will be asked to leave without being refunded.
- Smoking is not permitted anywhere within The Coach House. Smoking is only permitted outside, away from any open doors or windows. If any guests wish to smoke, we request that you dispose of all cigarette ends etc. in the ashtray provided and empty this daily into the general waste bin outside.
- A maximum of two booked guests per room and two booked guests (max) are allowed to stay on the mezzanine (sofa bed). Guests bringing very young children, who may need to sleep in the same room as parents/guardians, will need to bring their own cots or inflatable beds, as these are not provided.
- It is advisable to bring slippers with you, as we request that all guests remove their shoes when entering the Coach House. Please do not wear shoes when climbing the stairs or when you are upstairs.
- We ask that guests are respectful and leave The Coach House as clean and tidy as it was when you arrived.
- Guests are asked to vacate the property before 10 am on the day of departure. Due to change over times all belongings etc. must be out of the Coach House. We will automatically start entering the property from 10 am. Late check-out over 30 minutes will incur charges of £75 per hour.
